Which Naples waterfront neighborhood is right for me: Park Shore or The Moorings?

They are neighbors along the same stretch of Gulf shoreline west of US-41, and both deliver the classic Naples waterfront life. Park Shore leans toward high-rise living on the beach and homes wrapped around Venetian Bay, with shopping and dining built in. The Moorings runs quieter and more residential, with single-family streets, mid-rise condos, and a beloved private beach park for residents.

The case for Park Shore

Park Shore is the more social of the two: the Venetian Village shops and restaurants sit right on the bay, the beachfront high-rises offer resort-style living with the Gulf as your front yard, and the boulevard itself is one of the great evening walks in Naples. Boaters love the Venetian Bay docks, which can often be leased or purchased even by condo residents. If you want restaurants within walking distance and a tower with sunset views, this is your corridor.

The case for The Moorings

The Moorings feels like a neighborhood in the classic sense: canopy streets, a mix of original ranches and new coastal construction, and mid-rises that stay lower-key than their Park Shore cousins. The quiet crown jewel is Moorings Beach Park, a private gulf-front park reserved for residents, an amenity that makes even inland Moorings homes feel like beach houses. Boating here is genuine too, with many homes on canals reaching Doctors Pass.
